Invest in the right interiors, landlords advised

Those investing in property should ensure they are matching up the
right type of property to the right market when it comes to the
interior facilities and furnishings, the Residential Landlords
Association (RLA) has advised.
RLA director Alan Ward said the question of whether a home should
be fully or partly furnished would depend on the sort of market and
tenants the landlord is dealing with, stating that it is a good
idea to "check local practice".
Overall, however, it is important to ensure decor and facilities
are good, as "a well presented house will always be easier to let -
which means the landlord has the choice of tenant", he added.
Mr Ward said that a good example of matching a property's
facilities to the tenant type is where a home for professionals is
equipped with two bathrooms for four people, so when "everyone is
in a hurry in the morning", nobody is left waiting too long to use
their facilities.
Last month, figures from the Rentright Residential Rental Price
Index showed the average UK monthly rent was £588, up from
£577 in July.
